What is an EPC assessment?
An Energy Performance Certificate, commonly called an EPC, shows the energy efficiency of a property using a rating scale. It also includes information about typical energy use and recommendations that may help improve efficiency.
During a domestic EPC assessment, relevant features of the property are observed and recorded. These can include the building’s construction, heating, hot water, insulation, windows and lighting. The assessment is non-invasive; it is based on what can be seen or suitably evidenced at the time of the visit.

When might an EPC be required?
An EPC may be required when a home is built, marketed for sale or offered for rent. Landlords, sellers and those acting on their behalf should confirm the current requirements before marketing or letting a property.

What happens during the assessment?

- Processing: the assessment information is entered using the applicable methodology.
- Certificate: the certificate process is completed in line with current requirements, subject to the registration details shown on this website.
How to prepare
Good access and useful supporting information can help the visit run smoothly. Before the appointment, please:
- Make sure all rooms, the loft hatch, boiler and meters can be accessed safely.
- Have any evidence of insulation, extensions or energy improvements available.
- Share relevant construction details or paperwork where known.
- Make sure an authorised adult can provide access.
- Tell us in advance about parking, access restrictions or pets.
Evidence must be suitable for assessment purposes. Features that cannot be seen or adequately evidenced may have to be recorded using standard assumptions.
